Pricing High in North St. Augustine Costs You More Than You Think

Pricing high to leave room for negotiation is the most common move in North St. Augustine right now. It is also the one the numbers say to stop. I pulled every listing in 32095 through October 2, 2026, and the gap between what sellers hoped and what buyers paid tells a clear story.

The Higher You Price, the More You Give Back

Here is the part that surprises people. Homes priced under $450,000 sold at or over their asking price 36.5% of the time. Homes priced at $800,000 and up? Only 16.5% of the time. That is not a small difference. Pricing higher does not protect you. It just shifts more of the negotiation in the buyer's favor.

The whole market closed at 95% of what sellers first asked. That sounds fine until you do the math on a $750,000 home. A 5% gap is $37,500 left on the table compared to what you started at. And that is the typical seller, not the ones who started too high.

Homes that took over 6 months to sell closed at 88.4% of their first asking price. Homes that sold in the first month closed at 98.7%. The longer a home sits, the more a buyer knows they can push. Right now, 58.8% of homes for sale in North St. Augustine have already dropped their price, with a typical cut of $30,000. That is not a negotiating tactic working. That is a price correction happening in public.

Higher-priced homes in 32095 hit full asking price far less often. The gap between the top and bottom range is 20 percentage points.
Do this instead
  1. Price where the buyers in your range are actually writing offers, not where you hope they will stretch.
  2. Homes that sold in month one closed at 98.7% of their first asking price.
  3. Homes that sat six months or more closed at 88.4%.

Who Can Ignore This

If your home is priced at $850,000 or above and you have time, the numbers are not catastrophic. Homes in that range still found buyers, and 15.2% gave up without a sale, which is the lowest give-up rate of any price range in the file. If you are not in a hurry and your home is genuinely differentiated, you have more room than someone in the middle of the market.

The sellers who need to pay the most attention here are in the $450,000 to $650,000 range. That is where the give-up rate climbs and where the most homes are sitting with price cuts already on them. If your home is in that band, the room-to-negotiate strategy is the one most likely to cost you.

What to Do With This Right Now

If you are selling, look at where 58.8% of homes for sale right now have already dropped their price. The typical cut is $30,000. That money does not disappear. It just moves from your pocket to the buyer's, after you have already spent weeks on the market. The typical home in North St. Augustine took 60 days to sell. Homes that sold in month one skipped most of that wait and closed within 2 percentage points of full asking price.

If you are buying, the data gives you a real read on leverage. Homes that have been sitting are more likely to negotiate. Right now there are 216 homes for sale and only 26 went under contract in September, meaning 2.2 new listings came on for every new contract. That is a buyer's market in slow motion. The 30-year fixed rate averaged 7.40% as of October 15, 2026, according to Freddie Mac, which means your monthly payment math is tight. Focus on homes that have already cut their price. The typical cut is $30,000, and sellers who have been sitting since the winter are closing at 88.4% of what they first asked.
