Northern St. Johns inventory fell as sales picked up

The Real Estate Data Aggregator counted 1,297 homes sold across Northern St. Johns County in the three months ending July 31, 2026. That is up 14% from the same months of 2025. At the same time, the number of homes for sale dropped 33.4%. More sales, fewer listings: that combination tightened the market noticeably.

Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. The local picture moved the opposite direction. That gap matters if you own a home here or are trying to buy one.

Pending sales across the three ZIPs rose 7.5%, according to the Real Estate Data Aggregator. Buyers are still moving. The pipeline did not stall even as rates climbed. Realtor.com reported mortgage rates surged above 7% for the first time since January 2025.

St. Johns (32259): the tightest corner of the market

The Real Estate Data Aggregator counted 525 homes sold in St. Johns in the three months ending July 31, 2026, up 19% from a year before. Homes for sale fell 34.2%. Supply dropped to 2.5 months, down 2.1 months from 2025. That is the tightest reading of the three ZIPs.

Homes went under contract within two weeks of listing at a rate of 27.4% in St. Johns, up 12.8 points from a year before, per the Real Estate Data Aggregator. That is a big jump. Nearly 3 in 10 homes were off the market before most buyers even had a weekend to look.

North St. Augustine (32092): solid sales, supply still falling

The Real Estate Data Aggregator counted 543 homes sold in 32092 in the three months ending July 31, 2026, up 7.3% from 2025. Homes for sale fell 32.1%. The median sale price came in at $483,470, up 2.9%.

About 1 in 4 homes in 32092 went under contract within two weeks of listing, at 24.1%, up 8.3 points from 2025, per the Real Estate Data Aggregator. Days on market fell 11 days. Homes here are moving faster than they were a year ago.

North St. Augustine (32095): prices up the most, days up a little

The Real Estate Data Aggregator counted 229 homes sold in 32095 in the three months ending July 31, 2026, up 19.9% from 2025. That is the strongest sales growth of the three ZIPs. The median sale price rose 6.6% to $463,740, also the largest price gain of the three.

Days on market in 32095 ran 3 days longer than a year before, the Real Estate Data Aggregator shows. That is the one honest admission here: this ZIP moved fast on price and volume, but the typical home still took a little longer to sell than in 2025. New listings fell 16.1%, the steepest drop of any ZIP in this group.

What the national backdrop adds

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. The median sale price in St. Johns (32259) rose 2.6% over the same window, matching that national pace exactly. North St. Augustine's 32095 beat it at 6.6%.

Realtor.com reported that 20.8% of listings nationally had a price reduction in September 2026, the highest share since October 2022. Locally, the sale to list ratios held at 97.9% to 98.4% across all three ZIPs, per the Real Estate Data Aggregator. Sellers here gave up less ground than the national picture suggests.
